Blacktide Holdings is a real estate development and investment company focused on creating value to targeted commercial assets through acquisition and development with a specific focus on development, redevelopment, and repurposing signalized, hard corner and shopping center pad locations, and value add shopping centers throughout the Southeastern United States.

Jeremy Just

Founder & CEO

Jeremy is a licensed attorney holding a Juris Doctorate degree from Thomas Jefferson School of Law in San Diego, California, and a Bachelor of Science in Political Science from the University of Arizona in Tucson, Arizona, where Jeremy lettered on the 1993 Pac-10 and Fiesta Bowl Champion Arizona football team.

Jeremy has held acquisitions and in house legal positions with Realty Income Corporation, a publicly traded REIT, acquisitions with Evergreen Development, a California based developer of single tenant retail assets throughout the Western United States, and CEO of LandMark Retail Group, a California based preferred developer for CVS Health. Professional associations include membership with the Urban Land Institute, International Council of Shopping Centers, California Bar Association, and real estate broker licenses in Tennessee and California.

Jeremy and his wife Laura live in Spring Hill, Tennessee and Palm Beach, Florida. Jeremy enjoys mentoring young real estate professionals through his affiliation with the Urban Land Institute and serves on the Council of Ambassadors for the Big Brothers and Big Sisters of Middle Tennessee.  An avid waterman and outdoorsman, Jeremy spends his free time stand up paddleboarding, surfing, golfing and attending Tennessee Titans football games.

TROY JUST

Director, Development and Investments

Troy Just serves as Director, Development and Investments for Blacktide Holdings, LLC. In this capacity, Troy is charged with leading the firm’s efforts to identify and acquire existing value-add retail investments and oversees the company’s various development projects from site selection through entitlement and construction. In addition, Troy supports the asset management, reporting, and investor relations functions for the Company.

Prior to joining Blacktide Holdings in January 2023, Troy spent four years with OakPoint Real Estate, a Nashville-based investment firm. While there, Troy held various positions including asset management analyst, senior analyst, and investment associate. These roles involved a broad array of responsibilities including investment sourcing and underwriting, asset management, portfolio management, and investor relations and reporting. During this period, Troy underwrote nearly two hundred existing properties and development projects of varying asset types comprising several billion dollars of value, and later in his tenure managed investment strategy and the closing process for acquisitions, dispositions, and refinancings across the firm’s multifamily portfolio. Prior to OakPoint, Troy began his career in institutional private equity real estate as a full-time rotational analyst at USAA Real Estate in San Antonio, Texas ($29B+ AUM) and as a summer analyst in PGIM Real Estate’s San Francisco office ($130B+ AUM). He also served as a summer analyst for MLK Real Estate Capital, a boutique real estate brokerage and investment firm based in Manhattan.

Troy received his bachelor’s degree in Business Administration with concentrations in accounting and finance from the Orfalea College of Business at California Polytechnic State University in San Luis Obispo, California. In his spare time, he enjoys bouldering, playing sand volleyball, and following the Tennessee Titans and New York Yankees. Troy is an active member of the Urban Land Institute and the International Council of Shopping Centers, and has served on the board of NowGen, the Jewish Federation of Middle Tennessee’s 40 and under organization.
